Noticing problematic issues like water leaks, concrete cracks and ponding is easiest when the parking garage is clean. That’s why it’s important to complete your walk-through with your superintendent after your spring pressure wash. Here are some tips from the experts at Canadian and Design Construction Inc. (CDC) regarding how to spot potential problems in your parking garage.
2. Ponding Water
Properly constructed parking garages are designed to remain dry and drain water and snow easily. So if there’s pooling water found during your condo parking garage inspection, don’t ignore it! In many cases, ponding water causes concrete to sag, which can lead to water ponding in other areas.
To ensure water ponding does not happen again in your parking garage, complete any necessary repairs to the drains and/or protective waterproof membrane.
3. Cracked Concrete
Pay attention to concrete cracks you find during your inspection. Any crack that’s big enough for water to leak through is a sign of trouble.
There are various types of concrete cracks to be concerned with. If a piece of concrete detaches from a structure, delaminated or spalled concrete occurs. Vertical and horizontal concrete cracks allow water to leak through, which leads to rebar damage.
When water reaches exposed steel, the rebar expands, leading to more damage to the surrounding concrete. These types of serious cracks can compromise the structural integrity of the parking garage and should not be ignored.
