   Fan coil units provide air conditioning and heating in newer buildings with a central heating/cooling system. You can find the unit behind a panel in the wall in each suite, controlled by a wall mounted thermostat.Fan coil units are an integral part of the building’s heating and cooling system and require regular maintenance to ensure proper operation and healthy indoor air quality. Inability to perform efficiently will ultimately affect the efficiency of the central system, resulting in higher system maintenance costs as well as higher operating (energy) costs.
HOW MOULD FORMS

When the AC is turned on the evaporator coils sweat moisture allowing the paper lining of the insulation to grow mouldy. This is due to the accumulation of moisture and the paper being an organic food source for mould. Most residents do not check or maintain the inside of the fan coil units themselves and are unaware of the potential danger of the mould spores they are breathing in.

Sensitive people (and those with prolonged mould exposure) may experience hay-fever type symptoms including: coughing, skin rash, running nose, red eyes, nasal congestion, aggravation of asthma or difficulty breathing. Individuals with immune system suppression, lung diseases, are at increased risk for infection from molds.
